ABOUT US

The B.S. Free Story

Experience is earned over time. It’s not Complex.
With over 25 years in the Real Estate business, I have expierenced everything from Bidding Wars to Market Stresses. Knowing where to postion a home for the market is a “lived” process.

WHAT WE DO

Your Equity Position.
I unlock the value of your equity through Multi Channel Advertising. Guiding buyers to the advantages your home entails.  Seller’s are often caught off guard to discover that the Buyer has been shopping the market for more then a year. First Impressions are the only impressions that matter.

REAL ESTATE

The needs of the Client

Nothing else is more important. Being fully informed of your Equity position,
Current market value, & Transaction costs help in forecasting the right time to sell
or repositioning your Home.

We choose to move for various reasons. Are you in need of a larger home due to a growing Household? Are you looking to Down Size due to becoming Empty nesters?  Yes, Our Needs change. But not your need to make an educated decision.

All information is not equal. The formula used to decide between an E-Car vs Gas or Diesel holds no value when you are thinking about selling your home.

1 barrel (42 gallons) of crude oil produced in the United States = 5,691,000 Btu
1 gallon of finished motor gasoline (containing about 10% fuel ethanol by volume) = 120,238 Btu
1 gallon of diesel fuel or heating oil (with sulfur content less than 15 parts per million) = 137,381 Btu
1 gallon of heating oil (with sulfur content at 15 to 500 parts per million) = 138,500 Btu
1 barrel of residual fuel oil = 6,287,000 Btu
1 cubic foot of natural gas = 1,039 Btu
1 gallon of propane = 91,452 Btu
1 short ton (2,000 pounds) of coal (consumed by the electric power sector) = 18,934,000 Btu
1 kilowatthour of electricity = 3,412 Btu.

What's the diference between A "Sales Associate", "Broker Associate", & the "Broker"?

All Brokers are not created equal.
Many lack Negotiating skills. Others fall short in various areas.

It’s true that not all brokers possess the same level of negotiating skills or expertise in various areas of real estate. Additionally, different brokers may employ different methods for pricing homes on the market. One important consideration is the forecasted return on investment (ROI) and the net transferred proceeds for you as the client. This involves evaluating not just the sale price of your property but also factoring in expenses, commissions, and other costs associated with the transaction to ensure you’re getting the best possible outcome. Another important consideration is whether you prefer to work with an owner-operator of a real estate company or someone from a corporate agency. I offer a more personalized and hands-on approach, providing more tailored services to meet your specific needs
Ask yourself one question.  “Would I rather hire the owner operator of the Real Estate Company, or someone from a Corperate agency that might have the skills  to best suit my needs?”

The broker

is a licensed individual  that oversees real estate transactions and supervises real estate agents. They have additional responsibilities compared to agents, including ensuring compliance with legal and ethical standards, managing financial transactions, maintaining proper documentation, and providing guidance and training to their agents.
While all parties involved in a real estate transaction have responsibilities, the broker holds ultimate responsibility for ensuring that transactions are conducted ethically, legally, and in compliance with industry regulations. They are also responsible for the actions of the agents operating under their supervision.

The Realtor

Under all is the land. Upon its wise utilization and widely allocated ownership depend the survival and growth of free institutions and of our civilization. REALTORS® should recognize that the interests of the nation and its citizens require the highest and best use of the land and the widest distribution of land ownership. They require the creation of adequate housing, the building of functioning cities, the development of productive industries and farms, and the preservation of a healthful environment.Such interests impose obligations beyond those of ordinary commerce. They impose grave social responsibility and a patriotic duty to which REALTORS® should dedicate themselves, and for which they should be diligent in preparing themselves. REALTORS®, therefore, are zealous to maintain and improve the standards of their calling and share with their fellow REALTORS® a common responsibility for its integrity and honor.

As the market changes, so does the quantity of buyers. Buyers grade houses much differently these days. From a home’s features, to the quality of improvements. It is important to keep an open and friendly dialogue with as many people about your property as possible. How would you treat a lowballer? Me, I treat them like Gold! The same way I treat my Associates in the Real Estate Business. As I treat my Client. I want that buyer to want to come back. They showed up for a reason. The Agent Brought them. Let’s unlock Value.

Home for sale?

Looking to sell your home?  I use multiple advertising channels to reach as many buyers as possible. The MLS is a great Start, however, todays Buyers use various search websites. I use them too!

I tailor my services to exceed the needs of the seller, while being respectful of the buyer's needs and concerns.

Are you looking for a Broker who is a Market Expert? Do you want your Home to Sell for as much as Possible, Quickly, with the least amount of Hassle? How important is it, that Your Broker is a Certified Real Estate Negotiator?
